Maintenance Payments are now managed through CONCIERGE PLUS. ClickPay has been disabled.

Effective September 1, 2024 all shareholders received an email from BOTA containing a temporary password from Concierge Plus. If you did not receive this password, contact: Tony Osmani (tonyo@botapm.com, P: 212-970-5897)

Visit https://www.bota-payments.com and follow these instructions:

Enter your Email address  and Temporary Password. You can change the temporary password if you prefer.  All apartments under your name should appear on a drop-down menu. You need to set up a payment method for  each unit that is separately billed.

SELECT YOUR  PAYMENT METHOD: Similar to ClickPay, you can  have the funds drawn from your bank account or pay by credit card.

FEES: The Co-op will cover the $1.50 monthly fee for your electronic payment drawn by Concierge from a bank account for the first year. (ClickPay is initiating a $3.00 convenience fee for this same type of transaction!)  Fees for credit card payments will not be covered by the Co-op.

PAPER STATEMENTS — OPTING  OUT: To STOP paper statements, please contact Tony Osmani (Email: tonyo@botapm.com). Concierge Plus cannot do this.

The Co-op strongly urges you to sign up for electronic payments. Consistent with environmental initiatives, the Co-op plans to join many other buildings GOING GREEN by eliminating paper statements in the future. Also, personal checks sent through the mail have become the target of criminals stealing and altering checks.

PAYING BY PERSONAL CHECK, MONEY ORDER, OR CHECK SENT FROM YOUR BANK
If you still opt for this method, follow these instructions.

PAYEE: Lincoln Spencer
Please note: If your payment is not made out to Lincoln Spencer, we cannot  accept the payment.

ACCOUNT NUMBER: Each account will have its own account number, which can be found on your paper billing statement. Your account number consists of our Building Code 240C, followed by a dash, followed by your apartment number.

For example: Apartment 22A
Account number: 240C-22A

REMEMBER:  All payments must be RECEIVED by the TENTH (10th) OF THE MONTH to avoid a $50.00 late fee. If you instruct your bank to pay Lincoln Spencer, the bank will generate a paper check, which takes longer to process, send out and be delivered via USPS to our address, so please plan accordingly.
